Hospitality developers LaPour Partners is moving ahead with plans to convert a vacant 19-story office tower at downtown Phoenix’s Arizona Center into a 340-room JW Marriott. The adaptive-reuse project is expected to add a new hotel option for groups within walking distance of the Phoenix Convention Center.

The tower will be converted from office to hotel use as part of the project. Plans call for meeting and event space on the 18th and 19th floors, with views of downtown Phoenix and the surrounding mountains.

The hotel also will include a pool, spa, fitness center, restaurant, banquet and meeting facilities and a club lounge. Guest rooms are planned to average more than 500 square feet, while the existing tower’s floor-to-ceiling glass and 12-foot-6-inch floor-to-floor heights will remain part of the building’s appeal, according to Las Vegas-based LaPour.

Near the Convention Center

The property sits at 400 E. Van Buren St. within Arizona Center, a mixed-use complex with retail, dining and entertainment. LaPour says the hotel will be within walking distance of the Phoenix Convention Center.

It also will be close to the 1,003-room Sheraton Phoenix Downtown, one of the city’s largest convention hotels. The Sheraton has 112,000 square feet of meeting and event space, making the two properties potentially useful for groups that need a combination of hotel rooms and meeting facilities.

The new JW Marriott will occupy a building originally constructed in 1989. LaPour says the tower’s large windows, generous floor heights and downtown location make it well suited to conversion from office space to a hotel.

The project is part of a larger shift toward finding new uses for older office buildings, although in this case the location and existing structure are particularly well suited to a hotel serving business and group travelers.

Looking Ahead

LaPour lists the JW Marriott Phoenix as a coming-soon project but does not currently provide an opening date on its project page, though other sources have projected a 2029 opening. A recent Phoenix Business Journal report confirmed the planned conversion and identified the project as a new downtown hotel.
